Duties: Position Summary:Handles all phases of Groundskeeper maintenance relating to the upkeep of the grounds that are not covered by the landscape contract, delivers monthly newsletters and other written forms of communication to residents, assists the cleaning and maintenance staff as needed. Handles all phases of Turnkey maintenance relating to the completion of work orders, preparation of apartments for occupancy and implementation of preventative maintenance programs. Understands all functions of the Maintenance Supervisor.
Essential Duties and Responsibilities:• Policing the grounds of a Multi-Family real estate district which includes the interior and exterior of buildings; parking lots; dumpster and trash areas; loading areas; sidewalks and landscaped areas. • Policing will include picking up trash and debris; sweeping and mopping; blowing and vacuuming with the use of power equipment; hosing, scrubbing and power washing; cleaning exterior furnishings; removing trash from receptacles to dumpsters.• Minor grounds and landscaping repairs and maintenance which may include watering plants and flowers.• Interior cleaning will include mopping spills or standing water in corridors and restrooms; periodic vacuuming; washing walls and restroom fixtures; sweeping and dusting.• Cleaning interior and exterior signage.• Minor interior maintenance will include changing light bulbs, plunging toilets and minor repairs to signage and building finishes. • Completes all assigned service requests and work orders within a 24-hour time frame.• Inspects and maintains all HVAC systems, furnishes plumbing upkeep inside and outside the buildings, ensures that roofs and gutters are in good condition, maintains all recreational facilities.• Assists supervisor with the quality and efficiency of turning vacant apartments into make ready apartments in a timely manner; assists with overseeing the inspection of make ready apartments; and paints, cleans and prepares apartments for occupancy.• Assures that a written explanation of work performed in each unit is left for resident.• Adheres to all GPI personnel directives and safety requirements.• Learns all aspects of on-site maintenance, implements all aspects of maintenance in preparing apartments for occupancy.• Keeps all tools and equipment in good working condition.• Maintains a good property appearance by keeping it free of trash and debris, maintains all recreational facilities as assigned.• Reports any hazardous, emergency or unusual situations that could possibly be a violation of company policy.• Ensures that residents are provided with a clean, safe and well-maintained community, ensures that good public relations are maintained between residents and the maintenance staff.• Accepts duties as assigned by the Property Manager and Maintenance Supervisor.
