− Conducts all business in accordance with company policies and procedures, Fair Housing, American with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to housing. − Determines from blueprints, drawings, plans, sketches, and other specifications or from personal knowledge, type and quantities of material and equipment required. Selects and facilitates efficient work procedures. − Constantly aware of the condition of the community and immediately initiate action to correct unsafe conditions; e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights. − Assists in keeping grounds neat and free of litter. Rake, sweep, shovel, and plow as circumstances warrant. − Schedules and performs routine preventive maintenance on all appropriate equipment as directed by Maintenance Supervisor and Property Manager. Inspect and maintain all tools in excellent condition. − Has a thorough understanding how to work hand, power tools and equipment. − Inspects and helps coordinate all needed make-ready repairs and services. Assist make-ready staff as required to meet deadlines. − Maintains knowledge of inventory levels of spare parts and supply and inform Maintenance Supervisor of shortages. − Routinely performs the following duties in order to restore apartment to "market ready" status: o Checks all lights and replace as necessary. o Replaces or repairs windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, and closet doors. o Examines, diagnoses, and repairs appliances as necessary. Inform Maintenance Supervisor of needed replacements. o Assists in changing or removing appliances from apartment. o Changes locks and make keys when necessary. o Prep/paints vacant apartment, if requested o Checks faucets, sink plugs and repair/replace as necessary. Replace washers when needed. Perform repairs to sinks, bathtubs, etc., when warranted. o Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assist in moving abandoned furniture, appliances, etc., to dumpster when necessary. o Repairs or replace curtains, mini-blinds, ceiling fans, etc. o Repairs plaster holes in walls, paint as necessary. o Inspects bathroom tiles, perform minor repairs/replacements. o Inspects A/C and heating system for proper operation. Change A/C filters. o Assists with cleaning as required. Operate carpet-cleaning equipment to clean carpets. o Lends assistance during trash-out of apartment; e.g., moving heavy/bulky items to dumpster. − Helps with service orders as required by the workload of the department. − Performs work area clean up and safety related duties. − Ensures that storage areas and utility rooms remain locked when not in use. − Aware of all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts. − Reports all major repairs and need requisitions to Maintenance Supervisor and Property Manager prior to any expenditure of funds. − Conforms to company-approved dress code. − Performs any additional duties assigned by the Maintenance Supervisor and Property Manager.
