Moving into a new home is an exciting and memorable experience. Our make ready/punch technicians make dreams come true by focusing on all the details of readying vacant units for new residents before they move in. Removing trash from vacant units and repairing items in all units as needed are part of your work duties. Additional responsibilities are the use of your keen eye for things that need to be replaced along with problem-solving and troubleshooting skills to help keep emergency repairs at a minimum. Responsibilities and Duties Properly and efficiently complete assigned apartment turns Help with scheduling and completion of make ready units Work with the service team to ensure excellent curb appeal at all times Adhere to Tribridge Standard Operating Procedures Assist with preventative program that minimizes emergency repairs, service requests, and the utilization of outside contractors Follow all safety policies and procedures to ensure safe practices Maintain professional, polite customer service and coworker relationships Participate in company training classes and meetings as required Maintain excellent customer service relationship Other tasks or duties as assigned by supervisor Qualifications and Skills Qualifications: Each job duty must be performed with the focus and accuracy it requires. The essential knowledge, skills and abilities you need are outlined below. Education No specific level of education is required Ability to read and write English for safety and productivity reasons Ability to accurately perform basic mathematical functions Skills Ability to read, analyze and interpret all forms of information Excellent written and verbal communication skills Ability to accept and learn from constructive criticism Well organized, detail oriented with the ability to prioritize Must be team oriented but able to work independently on occasion Efficiency, ability to multi-task Strong analytical and problem solving skills Strong customer service orientation Ability to meet deadlines which may include late hours and weekends as needed Ability to follow oral and written instructions Basic skills in plumbing, sheetrock, and general carpentry Basic knowledge of major appliances, including HVAC Pool care and pest control if required by the community Basic to intermediate knowledge of electrical when no license is required
