Maintain the overall cleanliness and presentation of the community including curb appeal, amenities, leasing office, parking lots, and all other areas of the property. ● Operates large power lawn mowers, edgers, hand tools, and large vehicles associated with ground maintenance and landscaping activities. ● Sweep sidewalks and pathways. ● Pressure clean buildings, walkways and other areas as needed. ● Maintain landscape and garden areas by planting grass, trimming trees and bushes, and fertilizing flowers and other plants. ● Perform light excavation, using shovels, picks and other tools to dig trenches and level ground. ● Wipe down and clean windows and/or common furniture. ● Waters trees, shrubs, and lawns and performs irrigation activities. ● Inspect lights regularly and replace them when needed. ● Inspect and replace signage when faded, bent, or rusted. ● Performs other duties as assigned ● Assists when needed to install, move and hook up appliances. ● Lead with pool maintenance to hose down the area, pick up trash, straighten chairs as well as winterizing and preparing for summer. ● Report any maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas to the Maintenance Department. ● Assist with apartment make-readies as requested--remove trash in vacant units before make-ready assignments begin, caulk, check appliances, smoke detectors, etc. ● Responsible for complying with all safety standards within OSHA specifications as well as all company guidelines, reporting any discrepancies immediately to the Maintenance Supervisor and Community Manager. ● Occasionally working “on call” as needed, as well as a non-traditional schedule such as special events and weekends (on call). ● Assist the maintenance department in other tasks as assigned.
